In the world of real estate a luxury home does not have to necessarily be expensive, however, the buyer of a luxury property looks for certain upgrades that enhances his/her living conditions.

Luxury  homes and condos add comfort to  your life. Many come with great amenities beyond the granite counter top with features  like gyms swimming pools, spa bathrooms, meditation centers, shopping convenience, manicured landscapes, ocean and river views, landscaped gardens and enhanced security.

Technology including WiFi, solar energy, electronic auto spots, remote controlled windows and lights, and elevator parking garages create an energy-saving modern lifestyle for buyers who are always on the go.

Buying a luxury home brings a sense of pride and prestige in as a result of working hard.

Nice neighborhoods attract luxury buyers, paired with upgraded amenities offer a lifestyle for socialization, convenience and education within the community.

Unique architectural features. Luxury homes and building are designed to be noticed for their beauty and intricate detail. These features are very attractive to potential buyers.

Increased investment value. Property values increased when the neighborhoods are well cared for and the properties sell for market value or higher. This raises the values of the other homes in the area and are almost always a great investment.

When I first decided to launch this website, I thought it would be all about tools, services and products for the luxury home seller and buyer, but it’s more than that.

I worked in real estate for more than 12 years with a speciality in Luxury Homes. My experience included representing the following luxury real estate brands: Sotheby’s International Realty, Mayfair International Realty and Christie’s Great Estates. I enjoy the attention to detail and distinctiveness of product and marketing choices.

As a result, I’ve decided to encompass a mix of topics including art, investing including  my progress experience as I re-enter the real estate market in Boston, MA.

Tips on staging a luxury home

Staging a luxury home begins at the curbside. When preparing to present the property to the world, here are some things you want to consider.

Curb appeal  – Does the property look great as you drive towards it?
This is where you take a good look around the outside of the property.
  • cut the grass
  • trim the trees
  • replace the bark
  • add fresh flowers
  • make sure you can see the house numbers clearly
  • make sure the outside likes are working
  • repaint the exterior if needed
  • if possible, add outdoor furniture
  • don’t forget to add splashes of color
Stage all of the rooms
It is important that the house does not look unfinished, this is why it is so important to stage all of the rooms, not just one or two rooms in the house
Neutral colors work best
Neutral colors are more pleasing to the eye and better helps the potential buyer visualize being in the space. This does not mean you don’t want to add a splash of color here and there, but from experience, the less a buyer feels he/she needs to do to make your property livable for themselves, the greater your chances to sell more quickly. (Although painting is cosmetic, the buyer still sees it as work to be done.)
Add unique amenities and accents
Tastefully selected amenities and accents enhance the luxury look and feel of your home
Create as many bright, open spaces as possible
Bright, cheery, roomy, spacious, upscale are adjectives you want used to describe your home. These words are important to reach the discerning luxury buyer. It is more important that your home is a reflection of it’s description.

The buyers’ first impression is the only impression

Get rid of the clutter
If it is not needed and not necessary to sell the home, get rid of it. Find a place to store the non-essential items so they are not a distraction to your potential buyer.
